Floor Scrubbing & Waxing
A full chemical strip removes every layer of old finish, the floor is neutralised, then 4 to 6 coats of commercial-grade finish go back down. This is what brings a wet-look shine back to tile that mopping stopped helping years ago.
Running this across the GTA since 1991
What is involved
The three things that decide whether this job holds up, rather than looking good for a fortnight.
Chemical stripper and a low-speed machine take the floor to bare tile. Edges and corners are done by hand, because that is where old finish builds up worst.
Stripper residue left in the floor stops the new finish bonding. The rinse and neutralise step is what you are paying for at month nine.
Each coat is walkable in about an hour and the floor fully cures in 24 to 48. We schedule around that so nobody is kept out of the space.
Proof
Same room, same lighting, before and after. Drag to compare.

Before
After
Scuffed grey tile brought back to a uniform gloss between shift changes.
Before
After
Dull, streaked tile refinished. The room reads twice as bright with no other change.

If the answer you need is not here, call us. We would rather talk it through than have you guess at a budget.
A recoat lays fresh finish over the existing layers. A strip takes everything back to bare tile first. Recoats are cheaper and faster; a strip is what you need once the build-up has gone grey or yellow.
About an hour per coat, and 24 to 48 hours to fully cure. We run the work overnight or across a weekend so the cure happens while the building is empty.
With a scrub and recoat cycle in between, most commercial floors need a full strip every one to three years. Entrances and traffic lanes come round sooner.
