Scrub & High-Speed Burnish
A scheduled deep scrub followed by a 1500 to 2000 RPM burnish pulls scuffs and restores shine between strip-and-wax cycles. Far cheaper than a full restoration, and it is what keeps you from needing one.
Running this across the GTA since 1991
What is involved
The three things that decide whether this job holds up, rather than looking good for a fortnight.
Burnishing a dirty floor polishes the soil into the finish. The deep scrub comes first or the pass is wasted.
High-speed burnishing heats and re-levels the top of the finish. Low-speed buffing does not produce the same depth of gloss.
Entrances, corridors and lift lobbies take four times the wear of open floor, and get burnished more often than the rooms either side of them.
Proof
Same room, same lighting, before and after. Drag to compare.
Before
After
Dull, streaked tile refinished. The room reads twice as bright with no other change.

After

If the answer you need is not here, call us. We would rather talk it through than have you guess at a budget.
Monthly to quarterly depending on traffic. A retail entrance may want it monthly; a quiet office floor is fine quarterly.
It delays one, often by a year or more. Finish wears from the top down, and burnishing keeps that wear in the sacrificial coats rather than down at the tile.
It is quiet enough for a shared building and fast enough to fit one night, but we would still schedule it outside trading hours.
